I was reading a report on Home Improvement Projects that Buyers Will Love. And while the information appears good on the surface, it sucks from a practical standpoint.
Here’s one example.
The story goes on to say that most buyers care about energy efficiency, and more than 90% want energy efficient windows in their homes. The problem is that what people say they want and what they are willing to pay for are not the same.
Let say this was your report, and one of your prospects read the report. Thinking it was expert information, they go out and spend $20,000 replacing their “perfectly good” windows for ones that are energy efficient.
Assuming they are ready to list their home, they call you over to see their home and new windows.
And, on that visit, you see they really need to update their kitchen. Which they now can’t afford to do because they spent that money on the windows.
Based on your advice.
Not only was it a mistake to replace their windows, you now have to tell the buyers that their home only increased $15,000 in value with the new windows.
They just lost $5,000 and may still have trouble selling the home because the kitchen needs a new face.
This is the main reason you don’t use canned marketing for real estate. Most of these writers are not experts in real estate and just echo what they read online. Both good and bad.
It confuses the heck out of your prospects and does more harm than good the relationship you carefully built with them.
Instead, you should be writing your own content based on your expert opinion and sprinkled with your amazing personality. I know what you are going to tell me next.
