Here are the results from my most recent Facebook Ad campaign.
- Dates: 10/4/18 – 10/20/18
- Budget: $20/day
- Ad Cost: $310.50
- Cost/Click $0.14
- Total Leads 225
- Cost/Lead $1.38
Now, this is one of my more successful campaigns, so I can’t promise that you’ll get the same results. And even if the cost in your area is $10/lead, it is still a fraction of what you would pay Zillow or Realtor[.]com.
I’ve closed on a bunch of these leads over the years that I know the quality is good. Especially when you set up your ads to get the contact info straight from Facebook. Even if I close on just one of these leads, the return on investment is off the charts.
Here’s why I think this ad was successful
- The home is located in a popular area for buyers. This has a huge influence on ad costs. Ads that get clicked on frequently get rewarded with lower costs. It makes sense from a customer experience standpoint for Facebook to do this.
- My Secret Facebook Targeting Formula. This is the most difficult thing to learn with Facebook Ads. I’ve spent tens of thousands of dollars learning how to target buyers and sellers. Some of it was with the Best Facebook Ad experts money could buy. The rest I spent on testing ads to squeeze the maximum number of leads out of every dollar.
- Because I had a deep knowledge of buyer needs in this market, I knew exactly what to say in the ad to get attention and set the home apart from the competition. Having the right message drives curiosity and gives you more leads.
