For the past few years, anyone with a sign and MLS membership could sell a home quickly. “True” marketing was not required. Many times a home would be under contract before the advertising plan was fully implemented.
It feels like the market is cooling. Homes are taking longer to sell. Builders continue to build. Buyers have less urgency and more choices. Interest rates are rising.
There is no doubt that the market is in transition. Which means your marketing needs to change with it.
